The farm has an area of around 15 ha (it could be up to 17 or 20 ha) with a building index of 0.10. Around 10% of the property is part of the Corroios Ecological Reserve and 95% is integrated into Seixal Bay. Given its "UNIQUE" location and the site's history, a BioEco Resort should be set up with a hotel, accommodation and a marina.
Some of the lodgings should have a "tree house". In line with the "Seixal PDM", the "European Green Deal", the "Tourism Strategy 2027" and the "Loving the Planet" philosophy, it should be inclusive and self-sufficient in energy and food production. All the buildings will be made from recycled materials. The hotel and accommodation will be weather-resistant. It will operate in permaculture and in a holistic way according to the circular economy, respecting biodiversity.
Taking advantage of the trees and shrubs on the property, there will be an industrial-artisanal department for making various drinks, food, cleaning and personal hygiene products for internal consumption, as well as wine and olive oil for the same purpose. The development will be a carbon sink.
Tourist entertainment at the development will mainly consist of birdwatching (especially waders), for which there are several observatories. Taking advantage of the marina's location in an area of total
